Centennial Hills prices eased while mortgage rates moved above 7%
The one fact that changes what you should do: the Real Estate Data Aggregator counted a $540,000 median sale price in ZIP 89131 for the three months ending August 31, 2026, down 8.6% from the same months of 2025. At the same time, Realtor.com reported mortgage rates topped 7% for the first time since January 2025. A lower price helps buyers absorb some of a higher payment. For sellers, it is a clear sign to price with care from day one.
Prices dipped, but homes did not stop selling. The Real Estate Data Aggregator recorded 163 homes sold in 89131 during those three months, down 8.4% from a year before. Not every home sold fast, but the median sat at 51 days on market, one day shorter than the same period in 2025, according to the Real Estate Data Aggregator. That is a small but honest sign that well-priced homes still moved.
Sellers got close to their asking price
The Real Estate Data Aggregator shows homes in 89131 sold for an average of 98.7% of their list price, up 0.2 points from a year ago. That means sellers who priced well still closed near what they asked. Realtor.com reported that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Centennial Hills sellers who start at the right number have a better shot at avoiding that.
Nearly 3 in 10 went under contract fast
The Real Estate Data Aggregator found that 28.9% of homes in 89131 went under contract within two weeks of listing, up 5 points from a year ago. That is nearly 3 in 10 homes. It tells you that buyers are still watching and ready to move on the right home at the right price. New listings rose 4.3% year over year to 241, per the Real Estate Data Aggregator, so buyers had more to choose from too.
The wider picture
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Realtor.com also reported active listings across the U.S. grew 5.5% year over year, topping 1.16 million homes for sale, so buyers everywhere have more options than a year ago.
