Here is the number that changes what you should do. The Real Estate Data Aggregator counted a median sale price of $540,000 in Centennial Hills for the three months ending August 31, 2026. That is down 8.6% from the same months a year before. Price to today, not to last year.

At the same time, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Centennial Hills moved the other way. That gap is worth knowing before you set a number.

Nationally, Realtor.com reported that mortgage rates topped 7% as of September 30, 2026. That is the first time since January 2025. Higher rates slow buyers down everywhere, and that matters for pricing here too.

Still, some signs in Centennial Hills point the other way. The Real Estate Data Aggregator found that 15.3% of homes sold above list price in the three months ending August 31, 2026. That share was up 4.6 points from a year before. Not every home sat.

The Real Estate Data Aggregator also counted 241 new listings in 89131 for those three months. That is up 4.3% from the same period in 2025. More homes came to market even as fewer sold. Buyers had more to look at.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That was the highest share since October 2022. Centennial Hills sellers are not alone in adjusting.

Nearly 29 out of 100 homes in 89131 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share was up 5 points from a year before. Priced right, homes here still moved.

  2. rose 2.6%, per the Real Estate Data Aggregator and the Federal Housing Finance Agency, for the three months ending August 31, 2026. Homes still sold at 98.7% of list price on average.
  3. Price to what buyers are paying now, and the numbers still work.
