Centennial Hills prices fell, but homes still sold close to list
Here is the one thing every Centennial Hills seller should know right now. The price you start at matters more than it ever did. The Real Estate Data Aggregator counted 163 homes sold in 89131 in the three months ending August 31, 2026. The median sale price was $540,000, down 8.6% from the same three months in 2025. That is a real dip. But sellers who priced well still averaged 98.7% of list price. That gap tells the whole story.
Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That is nearly 1 in 5 sellers having to drop their number. In Centennial Hills, the Real Estate Data Aggregator shows sellers averaged 98.7% of list, up 0.2 points from a year before. Well-priced homes still held their value at the closing table.
Buyers are still paying close to asking on the right homes
The Real Estate Data Aggregator found that 15.3% of homes in 89131 sold above list price, up 4.6 points from a year before. Nearly 29% of homes went under contract within two weeks of listing, up 5 points year over year. Not every home sold fast, but the ones priced right moved quickly and held their price.
More new listings, same amount of supply
The Real Estate Data Aggregator counted 241 new listings in 89131, up 4.3% from a year before. Homes for sale came in at 221, down 9.1%. Months of supply held at 4.2 months, unchanged from a year before. More sellers are listing, but inventory is not piling up. That balance is keeping the market steady.
Rates are putting pressure on buyers nationally
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Zillow data cited by CNBC showed pending home sales down 8.5% year over year in September. The Real Estate Data Aggregator counted 180 pending sales in 89131, down 12.2% from a year before. Fewer buyers in the pool means the first price you set carries more weight.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Centennial Hills fell 8.6% over its own measured period. That local dip is real. It does not mean the market is broken. It means pricing discipline matters more here than the national number suggests.
