Lone Mtn prices fell while the U.S. still edged up
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Here in Lone Mtn, the story ran the other way. The Real Estate Data Aggregator counted a median sale price of $410,000 in ZIP 89129 for the three months ending August 31, 2026. That is down 10.9% from the same months a year before. Buyers here are comparing prices more carefully than last year. Owners need to know that.
Prices dipped, but homes are still selling. The Real Estate Data Aggregator counted 166 homes sold in 89129 during those three months. That is almost exactly what sold a year before, down just 0.6%. Sales did not fall off a cliff. They held.
More homes are sitting longer. The Real Estate Data Aggregator put the median days on market at 53 days, which is 6 days longer than a year before. Inventory rose too. There were 279 homes for sale, up 6.5% from the same period in 2025. That gives buyers more to look at. It also means sellers need a sharper price.
Nationally, rates are adding pressure. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That makes monthly costs feel heavier for buyers everywhere, including Lone Mtn.
Not every home waited 53 days
The Real Estate Data Aggregator found that 29.9% of homes in 89129 went under contract within two weeks of listing. That share is up 5 points from a year before. Nearly 3 in 10 homes moved fast. The ones that did were likely priced to match what buyers see in the market today.
The sale-to-list ratio held close. The Real Estate Data Aggregator put it at 98.3%, down just 0.1 points from a year before. Sellers are getting close to their asking price. But that only works when the asking price is set right. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That pattern is worth watching here.
Pending sales rose 4.7% from a year before, to 177. That is a sign buyers are still active. They are just pickier about price than they were in 2025.
- The Real Estate Data Aggregator shows the median price in 89129 fell 10.9% to $410,000 in the three months ending August 31, 2026. The Federal Housing Finance Agency put U.S.
- prices up 2.4% over the same stretch.
- Homes still sold, at 98.3% of list price on average.
- But with 5.2 months of supply and a median 53 days on market, buyers have room to compare.
