More homes are coming up for sale in Centennial Hills/Tule Springs
The biggest shift in Centennial Hills/Tule Springs right now is inventory. The Real Estate Data Aggregator counted 111 homes for sale in ZIP 89143 in the three months ending August 31, 2026. That is up 52.1% from the same period a year ago. More choices for buyers means sellers have to work harder to stand out.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026. That is the highest share since October 2022. When that many sellers are trimming prices, it tells you buyers have real options and are using them.
How the local numbers look
The Real Estate Data Aggregator shows homes took a median of 49 days to sell in 89143. That is 14 days longer than the same period in 2025. Not every home sat. But the ones that did sat longer.
The median sale price was $602,500, up 29.6% from a year ago. Prices rose, but so did the time it takes to get there. That combination tells you pricing still matters a lot.
Sellers are still closing deals
The Real Estate Data Aggregator counted 96 homes sold and 99 pending sales in 89143 in the three months ending August 31, 2026. Pending sales were up 41.4% from a year ago. Homes are moving. The pace is just a little slower than it was.
The average sale price came in at 99.4% of list price, according to the Real Estate Data Aggregator. That is up 1 point from a year ago. Sellers are still getting close to what they ask. But prep and pricing have to be right to get there.
Nearly 1 in 5 homes sold above list price. The Real Estate Data Aggregator put that share at 18.8%, up 4.5 points from a year ago. That is not the whole market, but it shows strong homes still draw strong offers.
Fewer homes are going fast
The Real Estate Data Aggregator found that 27.3% of homes in 89143 went under contract within two weeks of listing. That sounds solid. But it is down 11.3 points from a year ago. Fewer homes are flying off the shelf.
Nationally, Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. Higher rates slow some buyers down. That is part of why more listings are sitting a little longer.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That national gain is real, but smaller than the 29.6% gain the Real Estate Data Aggregator found right here in 89143.
