More listings are meeting more buyers in Providence/Sky Canyon
The headline fact for the three months ending August 31, 2026: the Real Estate Data Aggregator counted pending sales up 41% in ZIP 89166. More homes came to market, and buyers absorbed them. That tells sellers that more competition did not kill demand.
The Real Estate Data Aggregator counted 284 homes for sale in ZIP 89166, up 19.8% from a year before. Buyers had more to choose from. At the same time, new listings rose 31.2%, so the pipeline stayed full.
More supply did not push prices down. The Real Estate Data Aggregator put the median sale price at $510,000, up 2.1% from the same three months in 2025. Prices moved up, just modestly.
What buyers and sellers both saw
The Real Estate Data Aggregator counted 227 homes sold, up 22% from a year before. Not every home sold fast: the median sat at 60 days on market, two days longer than last year. Some patience was still needed.
Sellers got close to their asking price. The Real Estate Data Aggregator put the average sale at 99.1% of list, unchanged from a year ago. That held steady even as inventory grew.
A few homes still went above asking
The Real Estate Data Aggregator found that 13.2% of homes sold above list price, up 3 points from last year. That is a small but real share. It means well-priced homes can still draw strong offers.
The share of homes going under contract within two weeks of listing was 18.4%, down 5.9 points from last year. So quick sales happened less often. Buyers had a little more time to decide.
What the wider picture adds
Realtor.com reported the largest per-square-foot price gain in the Providence metro area was 8.4% as of September 30, 2026. That regional lift helps explain why local prices held up even with more homes on the market.
Mortgage rates are a real factor for buyers right now. Realtor.com reported rates topped 7% for the first time since January 2025. Higher borrowing costs slow some buyers down, so 60 days on market is not a surprise.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Providence/Sky Canyon's 2.1% gain was right in line with that national pace.
