Providence/Sky Canyon sales picked up even with rates above 7%
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a real cost. Yet buyers in Providence/Sky Canyon kept moving.
The Real Estate Data Aggregator counted 244 pending sales in ZIP 89166 for the three months ending August 31, 2026. That is up 41% from the same months of 2025. Pending sales are contracts signed, not just wishes. Demand is real.
Homes sold rose too
The Real Estate Data Aggregator also counted 227 homes sold in 89166 in those same three months. That is up 22% from a year before. More homes closed even as borrowing costs climbed.
Prices held steady
The Real Estate Data Aggregator put the median sale price in 89166 at $510,000. That is up 2.1% from a year ago. Prices did not spike, but they did not slip either. That is a calm, honest read.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The 89166 gain of 2.1% is close to that national pace. This neighborhood is not running ahead of the country, and it is not falling behind.
Homes are taking a little longer
The Real Estate Data Aggregator found the median days on market in 89166 was 60 days. That is 2 days longer than the same period a year ago. Not every home sold fast. Pricing still matters.
The Real Estate Data Aggregator shows the average sale price was 99.1% of list price, unchanged from a year ago. Sellers are getting very close to what they ask. That number held firm even as rates rose.
More homes came to market
The Real Estate Data Aggregator counted 282 new listings in 89166 in those three months. That is up 31.2% from a year before. Buyers had more to choose from. That is why the median days on market crept up a little.
What higher rates mean for buyers
Realtor.com reported rates crossed 7% for the first time since January 2025. That raises a monthly payment on a $510,000 home by a meaningful amount. Buyers still need to watch their numbers carefully.
CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.5% for all of 2027. That is not a certainty, but it is worth knowing as you plan. Nationally, CNBC also noted pending home sales were down 8.5% year-over-year, according to Zillow. Providence/Sky Canyon went the other direction, up 41%. That gap is worth noting.
- The Real Estate Data Aggregator counted 227 homes sold and 244 pending in 89166 for the three months ending August 31, 2026, both up from a year ago.
- The median price held at $510,000. Homes took 60 days at the midpoint, just 2 days longer than last year.
- Sellers are still getting 99.1% of list.
- Rates above 7% are real, and buyers need to plan around them.
- But demand in this ZIP code is holding up.
One more thing: one street in 89166 can read very differently from the whole ZIP code. A home on a quieter cul-de-sac may sit longer. A home near a main road may move faster. The ZIP code number is a starting point, not a verdict.
